Master Board Elect Updates

The Master Board Elect continues to meet every Wednesday from 10:00 A.M. until Noon. The location of the meetings is the PGA Historical Museum Library, unless it is unavailable. If necessary, the meetings will be moved to the Lang Office conference room.
We are presently interviewing Engineering firms to select a company to provide the expertise necessary for turnover of all of the engineering elements.

AN INTERIM UPDATE TO ALL PGA VILLAGE PROPERTY OWNERS – Please forward to all owners in your neighborhood.

In the past eight weeks since our election, the Master Board Elect (MBE) has held "Noticed", open meetings every Wednesday at the PGA Museum, to which every owner is invited.

The MBE Directors live in various parts of PGA Village, specifically Kingsmill, Island Point, Maidstone, Spyglass, Clubside, and Plantation Lakes.

Our community began in 1982, and the MBE is attempting to review and understand everything that has occurred here so that we can create a plan for January 1, 2008. It is a difficult, time-consuming task.

MBE Committees: Finance, Legal, Operations, Engineering, Security, Island Club, Education, Communications, and External Relations (issues outside the gates).

We’ve had and continue to have presentations from attorneys, engineers, landscapers, Kolter’s engineering and maintenance staff, the Island Club Committee, insurance brokers, security companies, website designers, management companies, accountants, Kast Construction (Island Club)and environmentalists.

Budgeting has been our most important task to date. While we have no authority over the 2008 budget (the current POA Board will vote on it), we are reviewing every contract for cost and productivity so that we are informed.

New additions to the Master ‘08 budget for the Island Club and “turn over costs” will cause an increase in the assessment for 2008. The one-time "turn over” expenses are necessary to ensure that the developer delivered all that was promised and that the physical property and the association’s finances were correctly maintained during the time period the developer was in control of the Master association.

In January of 2008, we will need to hire attorneys, engineers, accountants, and other experts to conduct this required "due diligence." This is our fiduciary responsibility, and these one-time costs cannot be avoided. This process may result in a "settlement agreement" with the developer, or in litigation to recover damages and costs.

The Island Club is a work in progress. The MBE has suggested that our existing management company, Lang Management oversee the new facility. This will save us time and money. The MBE has recommended that a Social Director/Manager be hired 30 - 60 days prior to the club’s opening.

Social Director/Manager Candidates will be interviewed by Lang and the Island Club Management Search Committee. Finalists will meet with the MBE. The Social Director/Manager will report to the MBE, and ultimately the new POA.

Once Lang hires the Social Director/Manager, he/she will work with the Rules Committee to finalize proposed rules for MBE to review. The Social Director/Manager will also meet with all of the other committees: social, educational, etc. to schedule events at the Island Club. Any owner willing to serve on a committee for the Island Club should submit their name and resume to Jan at the Lang office.

The MBE does not have access to any funding until it is seated on January 1, 2008. We cannot send mailings, nor do we have possession of a community wide Email list. We are planning ways to communicate with the owners, including a website, “Opt-In” email blast system, and upgrading the Community TV Channel 63.

At our urging, the current POA will install holiday lights, which will be on for Thanksgiving weekend, and seasonal plantings and mulch in November.

We thank all of you who have sent both positive and negative emails to the MBE regarding issues of personal concern. We see the possibility that misinformation or innuendo may be disseminated by mass E-mails. We hope that you and your neighbors will come to meetings to observe how and why decisions are made and volunteer for some of the many projects that are in the planning stages.

Like you, the MBE members are all property owners in PGA Village, who have stepped up to do this job. We will work hard to make the reasonable business decisions required to run the property, maintain and hopefully increase our property values while supporting the lifestyle we enjoy here in PGA Village.
