Kolter Master Association Board of Directors meetings for PGA Village
No Kolter Master POA meetings have been scheduled.

A notice was mailed to each property owner. If an owner wishes to run for the Master Board, and have their resume included in the mailing with the ballot, that information must be at the Lang office no later than Monday, July 9. Candidates can announce themselves up to and including the day of the counting of the ballot, however, to have your name on the ballot, please meet the July 9 deadline.

June 3, 2007 Kolter representatives "promised" that a notice will be coming soon to all owners in the PGA Village notifying them of the ability to run for the Master Association Board of Directors, designating the deadline for having applications or nominations submitted, and the timing for the ballot mailings and counting. Yes, we know this was promised for the first week of May. Kolter has indicated that the attorney they hired is reviewing our documents.
------------------------------------ President's meeting is tenatively scheduled for Thursday, April 19, 2007 at 9:30 AM. Location to be determined.

The PGA Village Property Owners Association Board met and adopted a budget which keeps the Master Association fees ($444/quarter) the same as last year. Owners of the Golf Villas, Pine Valley have a slightly lower assessment.

The Kolter controlled Master Association for PGA Village has not met since July.
_______________________________ PORI officials asked for a meeting of the Board of Directors of the Master Association in order to address the compliance and security issues.

MINUTES
Present from the Board of Directors were John Csapo, President and Kevin Voller, Treasurer. Steve Brown represented Lang Management. Frank Smarkola represented Wackenhut Security and Stacy McElroy represented Dean, Mead, Et al.
Call to Order: Meeting was called to order by Steve Brown of Lang Management at 9:00 am.
Reappointment of Board: The developer controlled board was introduced as President, John Csapo; Vice President/Secretary, George Fingulin; Treasurer, Kevin Voller.
Approval of 2005 Annual Meeting Minutes: A motion was made by John Csapo to approve the minutes as presented; Seconded by Kevin Voller; all were in favor.
Hearing and Security Committees: Steve asked all homeowners that would like to be considered for these committees to please sign the sheets at the rear of the room and the Board will make a decision in the next 30 days and contact them.
Open Floor:
When will FPL install lights in communities not yet completed? (A letter will be sent by Kolter to FPL asking for a time table for installation.)
Can the Board increase penalties for speeding in the community to include suspension of transponder for excessive first time speeding? (The Board will consider)
Will Master Board work with homeowner on setting up community channel? (Sue Furman is to contact Steve Brown on this issue.)
Is Kolter going to correct the standing water in the Lakes and correct the drain plugs that are a tripping hazard? (Bob From to look into drainage and drain plugs)
Is there a contact person for irrigation issues that happen over the weekend? (Yes, the guards have the emergency numbers)
Will the transponders given to construction be turned off as construction is completed? (Lang will provide Kolter with a list of contractors and transponders will be turned off if necessary)
Will chain fence come down between Verano and PGA? (A wall will replace the fence.)
When will the entrance columns be completed? (Within 45 days)
What will the Island Club consist of? (Swimming pool, tennis courts, approximate total of 2600 sq. ft.)

Will the pool at the Island Club have a fence around it? (Yes)
Is Kolter using homeowner on Association property to fill county requirements? (Kolter is still working with the County and any property used must be deeded to the Master Association.)
Will swipe cards in Castle Pines still work after August 31st? (If your card is dated to go past August 31st, yes. There is a possibility of a company taking the rental program over and handling the swipe card system.)
Will the West Gate House be remodeled this year given it is in the budget? (If not done this year, it will not be assessed again; next year the funds collected will be used to build it.)
In Kingsmill II, homeowners are concerned about dead pines behind their homes. (Bob Fromm will contact PGA Golf on this issued.)
Will the berm between Willow Pines and the CDD be filled in? (Kolter to look at and report back to James Zaharako.)
The North Gate is a security problem, can something be done? (Kolter will send a mailing to homeowners with different options for this gate.)
In some communities there is still construction debris in preserve berms. (Kolter will have debris removed)
Can the Annual Meeting be rescheduled for January or a time when more homeowners are down? (The Board will consider)
There being no further business to be conducted, on duly motion, the meeting was adjourned at 10:00 am.

May 9, 2006 No new meetings scheduled for the Boad of the Master Association, which is controlled by Kolter.

June 20, 2005 The Annual meeting of the PGA Property Owner's Association meeting was held this morning at the Wanamaker Room at the PGA Golf Club. The former board members were John Csapo, John Thompson, and Bob Vail. They all resigned and Roy Davidson, Larry Ieropoli, and Kevin (Bohler - I think) were elected. The Hearing Committee was reappointed. The 2002 and 2003 Financials were approved. All Neighborhoods that are built out are being prepared for turnover. Liability insurance is being raised from $1 Million to $5 Million. And amendment is being prepared to the by-laws and will be explained in a future letter to the resients. A Capitalization policy was established for anything with a life of more than 1 year and over $1000. Legal Council, Dean Mead, Minton, and Zwemer from Fort Pierce was hired. A revision is being made to the "basketball" provision of the architechtural review conditions. More details will be available at next meeting. There will be a July Board of Directors meeting with notice coming in the above mentioned letter. Roy Davidson expects turnover to take 3-4 more years. The next project that will be for sale is Maidstone North. Madeleine Warns asked about street lights in Kingsmill. Roy Davidson said he was meeting with representatives of FPL on Friday but he had heard they were back ordered 3-4 months. Bob Simons asked what was happening regarding the 2002- 2003 Road Survey. Roy Davidson was not aware of it. David Guzy indicated that he would review it. Many questions were asked regarding the Island Club. Roy Davidson indicated that the design of the building is set, Kolter plans to leave it at the previously proposed location, and is considering an entrance from Village Parkway. Numerous questions were asked about the financial statements and about how the $12,000 refund from Adelphia would be allocated. ----------------------- Roy Davidson, of Kolter, has informed the PORI executive committee that there will be a Master Property Owners Association Board meeting on Monday, June 20, at 8:30 A.M. The location has yet to be determined. During the board meeting the residents will be allowed to "observe" only. But Mr. Davidson indicated that he would answer questions after the Board meeting. Please mark this date in your calendar. We will post the location of the meeting as soon as it is identified.
